Encampment looks to rezone highway frontage

The Encampment Town Council passed the first reading of an ordinance that would change part of its existing business district to Business-2 zoning at their Aug. 13 meeting.

Ordinance 2015-08-13 states that the town council "wants to preserve highway frontage throughout the Business District for business development."

According to the ordinance, business district regulations currently include any uses allowed in R-1 and R-2 residential districts. That residential use "has begun to limit opportunity for business development along the State Highway 70 frontage," one section of the ordinance states.

The residential uses currently established will be grandfathered in as legal non-conforming parcels.

The major change the ordinance would produce is not allowing further residential development within the existing business in a one-half block radius along Hwy. 70.

The second reading of Ordinance 2015-08-13 should take place at the regular town council meeting on Sept. 10.
